West Tennessee doesn’t get brutal winters, but the season still puts real stress on a home. Temperature swings, rain, and the occasional hard freeze are enough to turn a small problem into a big one if it’s not caught in the fall.
Running through this checklist before temperatures drop can save you a cold, expensive surprise in January.
Exterior: Your Home’s First Line of Defense
Fall is the right time to walk around your property and look at everything from the outside.
- Gutters and downspouts — Clear out leaves and debris. Clogged gutters back up under roofing material and cause rot and leaks. Make sure downspouts direct water at least three feet from the foundation.
- Roof and flashing — Look for missing or curled shingles and check that flashing around chimneys and vents is seated tight. A small gap becomes a water entry point every time it rains.
- Exterior caulking — Check around every window frame, door frame, and penetration point. Caulk that’s cracked or pulling away needs to be replaced before cold air and moisture get in.
- Exterior paint and trim — Peeling paint on wood trim exposes it to moisture all winter. If you can see bare wood, get it sealed before the cold sets in.
Interior: What the Walls Are Hiding
Some fall maintenance is about what you can see inside.
- Check under sinks and around toilets for signs of slow leaks — discoloration, soft spots in the floor, or a faint musty smell. Small leaks left over winter become mold problems by spring.
- Test windows and doors for drafts. A simple hand test around the frame tells you whether your weatherstripping is still doing its job. Replacing worn weatherstripping is a quick fix that pays back in lower utility bills.
- Look at your ceilings for any water stains or soft spots from last summer’s storms. Fall is the time to fix them, before winter rain cycles make the damage worse.
Plumbing: Small Steps That Prevent Frozen Pipes
West Tennessee rarely gets hard freezes, but when it does, unprepared pipes pay for it.
- Insulate exposed pipes in crawl spaces, garages, and along exterior walls. Pipe wrap is inexpensive and easy to install.
- Know where your main shutoff is. If a pipe bursts in the middle of the night, you don’t want to be searching for it in a panic.
- Fix running toilets and dripping faucets now. A slow drip in summer is annoying. In a cold snap, it can freeze and crack a supply line.
Heating System: Don’t Wait for a Cold Night
- Replace your HVAC filter before you run heat for the first time. A clogged filter strains the system and reduces air quality.
- Test your thermostat a few weeks before you need it — not the night temperatures drop.
- If you have a gas fireplace or wood-burning insert, have it inspected before first use of the season.
